Step 2: Mold Test and Inspection
Our mold testing and inspection process is conducted in two steps: a visual inspection followed by the collection of environmental samples. This process typically takes 1 to 2 hours, depending on the extent of testing required and the size of the environment.

Visual Mold Inspection: Our Board-Certified Mold Inspector begins with an interview to identify problem areas, health, and legal concerns. We conduct a thorough exterior inspection for potential microbial growth, unusual humidity levels, and water intrusion. The interior inspection includes visual checks for mold, humidity, temperature readings, and an HVAC system inspection. Based on these findings, we will recommend the necessary sampling process.
- Surface Sample: Samples are collected after consulting with the Senior Mold Analyst assigned to your account to verify the environmental sampling strategy. We collect surface samples using swabs from areas suspected of mold growth. This includes taking a swab sample of the HVAC system to assess potential airborne mold spores circulated by the system.
- Air Sampling: We conduct air sampling to assess the concentration of mold spores in the indoor air. This involves using specialized equipment to capture air samples in strategic locations throughout the property.
Air sampling helps evaluate overall indoor air quality and provides quantitative data on mold spore levels, which is crucial for determining potential health risks associated with mold exposure. - Bulk Sampling: When visible mold is present on surfaces or materials, we may take bulk samples for laboratory analysis. Bulk sampling involves carefully collecting portions of affected materials (e.g., drywall, carpet, insulation) to identify the types and concentrations of mold present.
Laboratory analysis of bulk samples provides detailed information about the extent of mold contamination and helps guide remediation efforts. - Moisture Reading: Utilizing advanced moisture meters and thermal imaging cameras, we measure moisture levels in building materials and structural components. This helps pinpoint areas with elevated moisture content, which can indicate conditions conducive to mold growth.
Step 3: Lab Testing
After completing the mold test, biological samples are sent overnight to a third-party AHIA Certified Microbiology Laboratory under Chain of Custody. The samples are logged and analyzed, with the Technical Mold Analyst compiling all data into a comprehensive report. The final report is reviewed by your Senior Mold Analyst. Results are usually available within 24 hours after the lab receives the samples.
Step 4: Result Interpretation
The final step is a consultation call where your Senior Mold Analyst discusses the results, including any necessary follow-up steps and assistance with mold remediation, litigation, or healthcare provider referrals. We will email you a certified testing report that includes our recommendations and the microbiology report.
